What is included in routine AC maintenance?
QuoteHandyman offers routine AC maintenance for $200 per accessible residential system, including in-place cleaning of accessible indoor and outdoor coil surfaces, condensate drain and pan care, installation of a customer-provided filter, and basic operating checks.
Your air conditioner works hard in Southwest Florida. Dust on the coils, a dirty filter, and buildup in the condensate drain can affect airflow, cooling, and drainage. An annual maintenance visit is a practical opportunity to clean accessible components and check how the system is operating.
What’s included in the $200 service?
Indoor evaporator coil cleaning
We inspect and clean accessible indoor evaporator coil surfaces to remove ordinary dust and buildup. The cleaning method depends on the equipment, access, and manufacturer’s recommendations.
This is in-place maintenance. Coil removal, refrigerant-line disconnection, and extensive disassembly are outside the standard service.
Outdoor condenser coil cleaning
We gently clean accessible outdoor condenser coil surfaces and remove loose leaves and debris around the unit. Cleaning uses a method suitable for the equipment, without high-pressure washing that could damage delicate fins.
Condensate drain and drain pan care
We inspect the accessible drain pan and condensate line, clear routine buildup where accessible, and check that water drains properly. We also visually inspect the accessible float switch and surrounding area for signs of water backup.
Air filter replacement
We remove the old filter and install a correctly sized, customer-provided replacement filter. Filter replacement labor is included in the $200 service. Please have your new filter ready before the visit, or send a photo of the existing filter size when booking.
Basic operating and visual checks
- Thermostat settings and response.
- System startup and cooling operation.
- Airflow at accessible supply and return openings.
- Supply and return air temperatures as a basic cooling reference.
- Visible moisture, drainage problems, or signs of icing.
- Accessible refrigerant-line insulation for visible deterioration.
- Outdoor unit clearance and visible debris.
- Unusual sounds or vibration during operation.
At the end of the visit, Alex explains what was cleaned and points out visible concerns that may need further attention.
Why schedule annual maintenance?
Routine cleaning helps keep important surfaces and drainage paths clear. It also provides an opportunity to notice a dirty filter, water buildup, restricted airflow, or other visible changes before they become more disruptive.
An annual visit does not replace regular filter checks. Filters may need changing more often depending on the filter type, household conditions, pets, and how much the system runs.
What if the system needs more than routine cleaning?
The $200 service covers one accessible residential AC system with ordinary maintenance needs. Heavy contamination, difficult access, deep cleaning, or additional work is discussed before proceeding.
Refrigerant testing or charging, leak detection, electrical repairs, component replacement, duct cleaning, and major mechanical repairs are not included. Issues requiring specialized HVAC service are referred to a licensed HVAC contractor.
